DLPUK is an independent residential property development consultancy providing practical expertise and commercial insight across residential projects of all sizes and stages. We have hands-on experience of taking residential projects from an initial idea through to completion. That means understanding not only what needs to happen at each stage but how the choices made along the way can influence cost, timescales, quality and the overall success of the project. At the outset, this can mean assessing a site or property, testing development potential, reviewing viability and establishing a route through planning. As the opportunity develops, our involvement can extend into development strategy, consultant coordination, procurement, project and development management, financial monitoring and construction oversight.
Towards completion, the focus moves from delivery to the final outcome. We can support clients through handover, sales progression, investment strategy and exit, ensuring that decisions made during the later stages remain connected to the objectives established at the beginning.

Flexible Development Support
No two residential projects require the same level of involvement. Some clients need independent advice or reports at a critical point, while others require additional expertise for a particular stage, ongoing support as a project develops or a dedicated resource throughout delivery.
DLPUK is structured to provide that flexibility. We can become involved for a single instruction, at selected stages or for the duration of a development, allowing our role to increase or reduce as the requirements of the project change.This approach also means clients are not tied to a predefined package of services. We can work independently, alongside an existing professional team or as an extension of the client’s own resources, providing additional knowledge and capacity without disrupting established relationships or responsibilities.For clients, this creates a more proportionate way of accessing property development expertise — using the right level of support at the right time, while retaining the freedom to adapt that involvement as the project evolves.

Based in Cheshire, DLPUK is well positioned to support residential property projects across the North West of England with particular experience across the region’s principal cities, towns and development markets.
Our location provides strong coverage across Manchester, Liverpool, Cheshire, Chester, Warrington and the wider North West allowing us to remain close to the projects, professional teams and local markets we work with. This regional presence is particularly valuable for clients based elsewhere who require knowledgeable, reliable representation on the ground.
The North West continues to offer a diverse residential development landscape, ranging from urban regeneration and city-centre living to suburban housing, conversions, heritage projects and smaller residential opportunities. Understanding the characteristics of these different locations is an important part of recognising what may work for a particular site or property.
While the North West is at the heart of our business, our work is not restricted by geography. DLPUK can support residential projects across the UK, combining our regional base with the flexibility to work wherever our experience can add value.

We work with clients across projects of different scales, from house extensions, conversions and property refurbishments through to new-build homes, multi-unit residential developments and larger-scale development projects. Whatever the size of the project, having the right advice and understanding the decisions involved from the outset can make a significant difference to the outcome.

Our director
Matthew is a property development professional with over 10 years’ experience delivering residential and mixed-use developments with a combined GDV exceeding £100 million across more than 450 residential units.
His experience spans the full development lifecycle including land acquisition, development appraisals and viability, planning strategy, design coordination, procurement, construction delivery and exit.
With an MSc in Real Estate Development from the University of Manchester and RICS-accredited Quantity Surveying , Matthew combines strong commercial understanding with practical, hands-on development experience.
He has managed developments ranging from £3m to £25m+ GDV, including complex residential, mixed-use and heritage-led schemes across the UK working closely with consultants, contractors, funders, local authorities and other key stakeholders from acquisition through to completion.
DLPUK is continuing to grow and expand and we are always interested in hearing from talented property professionals who would like to be part of the next stage of our development.
